We offer a one-time price adjustment if an item is marked down within
fourteen (14) days of the date on your purchase. To obtain a price
adjustment on an online purchase, you must call 1-(800)-453-0349 and select option 4, or send
us an email message at info@BuyMBS.com within the fourteen (14) day
window. Include your order number in your email message. If you are
within the deadline, we'll refund you the difference in your original
form of payment.
Price adjustments are not available for items designated as Clearance,
Value of the Day or Special Buy; for items purchased up to seven days
before Thanksgiving Day, Black Friday or Cyber Week.
In Store Vs. Online Pricing
Our goal is to offer the best possible prices on BuyMBS.com as well
as in our MBS Branch Locations. Sometimes an online price will not match a
price that is offered at your local branch. The local price may require
additional handling, may not be available or may have other factors
that influence the price difference from the online price. Please Note:
Prices shown on BuyMBS.com are online prices only. Your local MBS Branch may not
honor online pricing found on BuyMBS.com. If you wish to purchase an
item at your local store, the in-store pricing will apply.

Please be aware that on occasions your credit card may decline
not because your funds are unavailable but because your issuing
bank has set daily limitations on transactions. This
is for your protection. If this occurs it may be necessary
for you to call your bank or credit card company to authorize a
transaction, or we can process your payment over several days.
Many products on the website qualify for Free Shipping* in the continental 48 United States. Products can be shipped UPS, FedEx, USPS, or common freight carrier, based on item and/or quantity ordered. All shipments are completed by a 3rd party shipper. Please note that certain locations may incur an additional shipping surcharge in metropolitan areas or a ferry charge for islands. These may be applicable in the states of MA, FL, MI, WA, NY, SC, NC, but are not limited to this list and are at the discretion of the carrier. To avoid this surcharge, you may request to pick your items up at the nearest freight terminal (not on the island). We will contact you as soon as possible, if there are any additional charges for your order. MBS does not ship out of the United States at this time.
*In our efforts to offer the lowest delivered pricing on the site, some select brands have purchase minimums to qualify for Free Shipping. Minimum requirements and shipping costs will vary by manufacturer. Brands without a purchase minimum will qualify for FREE SHIPPING regardless of price or quantity.

To request to cancel an order or return a product, please call 1-(800) 453-0349 (Monday-Friday 7:30AM - 4:00PM EST) or send an email to info@BuyMBS.com. You may return most items purchased from Modern Builders Supply Inc. for a partial refund within 30 days from the purchase date. The following terms will apply:
- We cannot guarantee any cancellations. Once an order has shipped it cannot be cancelled, thus it will be treated as a return. Please contact us immediately to cancel an order
- We do not accept exchanges of any kind
- All returns are subject to a 20% restocking fee
- All returns must have an RMA (Return Merchandise Authorization) number. Once you have contacted us requesting a return, we will give you a confirmation and a return address to send the product(s) to
- Returned item(s) must be in new/resalable condition and in the original packaging
- Returned item(s) must be received within 14 days from RMA Issue Date
- Customers are responsible for the cost of return shipping for all returns
- Custom orders are NOT returnable
- Minimum Order Fees are non-refundable
With a few exceptions, we will reimburse you for the returned or cancelled items in the same way that you paid for them. Credits will be issued once a return has been approved and product(s) have been returned to the warehouse in which they came.
Modern Builders Supply makes every possible effort to make certain that you receive your order without damage, however on occasion there are unforeseen conditions out of our control that may cause damage during the shipping process.
If you receive a product that was damaged in shipping, defective, missing parts, or that is not the product you ordered, please contact us at 1-(800)-453-0349 or info@buyMBS.com as soon as possible with photographic evidence so that we may arrange a replacement or credit.
Upon receiving your shipment, please inspect your materials promptly and report any damages or missing items to us immediately.
For all ground deliveries ALWAYS INSPECT YOUR SHIPMENT PROMPTLY AND REPORT ANY DAMAGED OR MISSING ITEMS TO US WITHIN TWO (2) BUSINESS DAYS! We cannot provide reimbursement or solutions of any kind if issues are not reported within two (2) business days, no exceptions.
For all LTL (freight) deliveries you must be present to sign for your shipment. ALWAYS INSPECT YOUR SHIPMENT AT DELIVERY AND REPORT ANY DAMAGED OR MISSING ITEMS WHEN SIGNING THE BILL OF LADING! We cannot file a claim on your behalf or offer reimbursement of any kind if it is not documented on the Bill of Lading, no exceptions.
Why does your site charge tax in states that you do not have a branch location?
Modern Builders Supply, Inc. has three business units - a distribution business with multiple distribution centers plus 1 Central Distribution hub. We distribute building products in the following states: Ohio, Pennsylvania, Michigan, West Virginia, Indiana and Kentucky. We also manufacture under the brand name of Polaris Windows & Doors, which produces vinyl windows, steel and fiberglass entry doors, that we sell in multiple states.
Because we sell and deliver products outside of our branch network in the additional states listed below, we have what is called nexus in those states. Nexus requires by law, Modern Builders Supply, Inc. to collect sales taxes in those states for our third business unit - our Online Store.
The following are the states that we are required to collect sales tax:
- New Jersey
- New York
- North Carolina
- South Carolina
- West Virginia
If you are a tax exempt customer, please fill out the required tax exempt information form.

Certain areas incur a surcharge due to remote, metro, island location, or requiring special delivery instructions. The online system will not collect this delivery surcharge during checkout. If you believe that this may occur, you may contact us to find out this information. If your shipment quote has any of the fees above, you may be contacted prior to shipment so that we may process payment to complete the order.
We will not be held accountable for any storage fees accumulated or re-delivery fees that may apply.
